Which careful should I take when I use a theme to my own company or a client

I am a newbie web developer and intend start use HUGO on my projects. What kind precautions should I take when I use a theme to my own company or to a client?

For instance, if I pick this theme: Showcase: Let’s Encrypt

Can I simply download all project (GitHub - letsencrypt/website: Let's Encrypt Website and Documentation) and take my way with my modifications and sell the project?

I will appreciate guidelines to learn more about what kind careful I should take and following to prevent problems and respect the work of others.
